Hotel development & operations · DeKalb, Illinois
We develop and operate branded hotels because we plan to own them for the long haul. The same team that underwrites the land, secures the flag, and manages the build is still running the asset in year three, year five, and beyond.

A local company
We live in the market we invest in. Our founder is an alum of Northern Illinois University (NIU) who started this company in DeKalb, and that means the site work, the entitlement conversations, the brand application, and the hiring all happen with people who answer to their neighbors and community, not to a fund three states away.
Three properties, four flags, 289 rooms, and the only Hilton and Marriott flags in DeKalb. The first Marriott in the market is rising now, built with local contractors, municipal support, and capital partners who bet on DeKalb because they share the same hope and vision for what the market can become.

Where we build
A college town with a Chicago-metro backyard, neighbors like Meta, Kraft, Amazon and Nestlé, and rooms that stay full because the stay is worth it.
Why DeKalb is the next great growth market.
What we do
We develop hotels and we operate them. Doing both means the care that shows up at the front desk was designed in long before the doors ever opened.
01
Site to opening day. We build hotels that pencil now and still feel considered twenty years in.
02
Full-service operations, from the front desk to the P&L. Teams trained to notice, trusted to act, and generous by instinct.
Who we work with
Owner-operator alignment, transparent reporting, and returns underwritten on operations we run ourselves.
Conservative underwriting, completed projects on schedule, and a track record you can call references on.
Marriott and Hilton select-service flags held to standard, with franchise applications and PIPs handled cleanly.
Room nights, tax base, and jobs for the communities around each property, built with local contractors and officials.

A site, a flag, a construction partnership, a management takeover, or a conversation about the DeKalb market. We'll give you an honest assessment of the opportunity.
